New apartments for students and young professionals, 137 modern residential units in the lively Nippes district, first occupancy from early 2026.
Cologne, 28 August 2025 – Today at 12:30 p.m., the family-owned company THE FLAG celebrated the topping-out ceremony for its new property at Neusser Straße 159 in Cologne-Nippes. Together with project participants, partners, neighbours and guests, the family-owned company marked a significant milestone in the construction of new student and young professional apartments in the former administrative building of the General Customs Directorate, which are specifically tailored to the needs of students and young professionals. Even without a traditional roof truss, the topping-out ceremony was a symbolic expression of the progress made in construction and marks an important moment on the road to completion. THE FLAG Nippes is creating 137 modern residential units with a focus on well-designed floor plans, an urban location, good accessibility and a living concept that combines community, comfort and functionality.
Construction is proceeding according to plan – first show apartment completed
Work on the construction site is progressing according to plan: the main façade has been erected and the additional storeys are currently being added. While the teams are busy designing the floors, the first show apartment has already been fully furnished and is available for viewing. Completion of the entire building is currently scheduled for the end of 2025, meaning that the apartments will be ready for occupancy in early 2026.

At the same time, THE FLAG is working on another project in Cologne: at Marspfortengasse 10, in the immediate vicinity of Cologne Cathedral, a new urban residential building with a similar usage concept is being constructed. Here, too, apartments for students and young professionals are being developed. Thirty percent of the living space will be subsidised housing, contributing to social diversity in the city centre. Since purchasing the property, THE FLAG has been working closely with the city of Cologne to ensure that the construction project is sustainable, functional and compatible with the city.
