Attendorn, December 4, 2025 – The THE FLAG Group looks back on an extremely successful 2025 financial year. Revenue increased significantly, reaching a value in the mid-double-digit million range, marking a noticeable gain compared to the previous year. Profitability also continued to improve: operating earnings (EBITDA) recorded a clear increase. These results underscore the consistent implementation of the Group’s sustainable growth strategy and its strong market position.
Portfolio Expansion and New Openings
With the successful opening of THE FLAG Lugano and the topping-out ceremony for THE FLAG Nippes, the expansion of the offering was once again advanced. The portfolio now includes more than 3,000 apartments for students, young professionals, seniors, and travelers. In addition, THE FLAG is preparing new projects in Düsseldorf, Wiesbaden, and Cologne, further strengthening its presence at key locations in Germany.

As part of the long-term Strategy 2030 under the slogan "Growing together: MORE US. MORE YOU. MORE HOME.”, THE FLAG plans to invest around €100 million annually across all business segments. This ensures the continued expansion and diversification of the portfolio.
Strategic Partnerships
In 2025, THE FLAG focused on expanding its partner network and further developing strategic collaborations. In property and land acquisition, cooperation with the MEREA GROUP played a central role and proved to be a key success factor. With BATH 2.0, an in-house division for modern prefabricated bathrooms, the completion of ongoing projects was reliably ensured. Through state-of-the-art prefabrication expertise, BATH 2.0 supports the efficient realization of THE FLAG’s construction projects as well as those of third parties such as general contractors, contributing significantly to the optimization of internal construction processes with modular, high-quality bathroom solutions.
Furthermore, THE FLAG, together with entrepreneur Francois Casanova, founded the joint venture THE WELL. In the heart of Frankfurt, Germany’s first holistic, exclusivity-focused Longevity Club will soon take shape. The offering is organized through various membership models that define the scope of services. Scheduled to open in mid-2026, the club will span around 1,000 square meters, expanding the Group’s wellbein approach. THE WELL combines modern preventive medicine, scientifically grounded training, advanced regeneration therapies, and functional, vitality-oriented nutrition-complemented by a club atmosphere that fosters community and exchange. At its core is medical diagnostics, enabling a comprehensive understanding of individual health profiles, identifying optimization potential, and guiding members with tailored programs toward long-term health. The concept behind THE WELL goes beyond established preventive healthcare, focusing on proactive prevention rather than reactive treatment.
In another joint venture, THE FLAG x ELAINE’S WORLD aims to systematically expand the Group’s gastronomic expertise. The focus lies on analyzing and further developing existing restaurant spaces as well as designing new offerings at future locations under a dedicated brand. THE FLAG is also evaluating whether vacant restaurant areas within its properties could be operated in-house. Beyond its own portfolio, attractive market opportunities will be explored to realize independent gastronomic concepts. This partnership lays the foundation for a professionally developed, future-oriented gastronomy segment. ELAINE’S WORLD is an established, modern, and high-quality boutique gastronomy concept in Frankfurt: from micro-retail concepts and brasserie formats to urban fine dining, hospitality is lived in a contemporary atmosphere with diversity naturally embedded. The first joint concepts are planned for 2026, marking the starting point for long-term expansion.
Internationally, THE FLAG is strengthening its market presence through strategic partnerships. In 2025, together with Spruce Capital, we completed our first residential project in the highly sought-after Sun Belt region of the United States. In Charlotte, North Carolina, THE FLAG and its partner secured a total of 300 apartments in a newly built complex that is only two years old.
Outlook for 2026
For 2026, THE FLAG plans further project developments and openings. As in 2025, new partnerships within the network and additional real estate investments are targeted. By consistently implementing Strategy 2030, the Group is setting the course to further strengthen and expand its market position in the areas of Senior Living, Hotel & Serviced Apartments, and Student & Young Professional Apartments. The wellbein and longevity segment will be expanded through holistic concepts and innovative programs. The Group also made progress in sustainability in 2025. A new ESG report is currently being prepared, summarizing previous activities and providing an outlook on upcoming measures.
