Attendorn, May 26, 2026 – The family-run real estate company THE FLAG does not view sustainability as a standalone measure or purely a reporting topic, but as an integral part of its corporate development. In its latest ESG report, the team demonstrates how it embeds environmental, social, and corporate responsibility across the entire value chain – from the planning and revitalization of properties to ongoing operations, employer responsibility, community engagement, and intergenerational collaboration. This is based on its Strategy 2030, guided by the principle “Growing together: MORE US. MORE YOU. MORE HOME.”


CLEAR GUIDELINES FOR SUSTAINABLE GROWTH

With its Strategy 2030, THE FLAG is further developing its three business segments – Senior Living, Hotel & Serviced Apartments, and Student & Young Professional Apartments – in a targeted way. Sustainability is not a peripheral topic, but closely linked to growth, health, economic viability, and future resilience. This approach is reinforced by a revised Code of Conduct, which is binding not only for employees but also for partners, service providers, and suppliers, providing a framework for responsible action. THE FLAG also emphasizes transparency in its external communications: although the company is not subject to CSRD reporting requirements, it once again voluntarily publishes an ESG report, aligned with the EU’s Voluntary Sustainability Reporting Standard for SMEs (VSME). The report is intended not only as documentation but also as a management tool and a clear commitment to ESG.


SUSTAINABILITY IN DEVELOPMENT, OPERATIONS, AND EXISTING ASSETS

THE FLAG’s sustainability approach is particularly evident in how it plans, develops, and operates its properties in-house. The company places strong emphasis on the adaptive reuse and energy-efficient modernization of existing buildings, serial and resource-efficient construction methods, and high energy standards in both new builds and refurbishments. The goal is to conserve space, reduce emissions, and ensure long-term economic and environmental viability. In day-to-day operations, numerous measures are implemented: all THE FLAG properties are powered by 100% green electricity. Depending on the location, they also use district heating, heat pumps, wood pellets, or photovoltaic systems. Digital solutions help track and optimize energy consumption. These efforts are complemented by water-saving technologies, waste management systems, e-mobility offerings, and additional measures aimed at reducing resource consumption in daily operations.


SOCIAL RESPONSIBILITY AS A CORE ELEMENT OF SUSTAINABILITY

For THE FLAG, sustainability explicitly includes its social dimension. The company develops housing and living concepts for different stages of life, contributing to alleviating pressure in tight housing markets – for example, for students, young professionals, and seniors. At the same time, community, participation, and quality of life play a central role across all properties.


EMBEDDING RESPONSIBILITY ACROSS THE COMPANY

At THE FLAG, sustainability is not only driven top-down but actively supported throughout the organization. Employees are involved through training programs, health initiatives, further education opportunities, internal communication formats, and ESG-focused idea competitions. In addition, sustainability ambassadors at each location support local initiatives and strengthen the exchange between staff, guests, and management. Topics such as employee health, prevention, and mental well-being have also been systematically expanded in recent years, contributing to a healthy, respectful, and future-oriented working environment.

With its voluntary ESG report, THE FLAG makes this holistic approach visible. The focus is not simply on producing a report, but on the mindset behind it: ensuring transparency, documenting progress, and understanding sustainability as an ongoing process. "With our ESG report, we link our Strategy 2030 with concrete actions in the areas of environment, social responsibility, and governance.
