builds senior apartments

Conversion of office space into flats in Wiesbaden

The family-owned company THE FLAG has purchased the former Duplex office building at Aarstrasse 1 in Wiesbaden and is starting to build 65 senior-friendly rental apartments there. To do so, the company is gutting the previous building.

"With our project, we are targeting self-determined seniors who are looking for a new home in the middle of the city," says Dr. Eike Muhr. "Around 35 percent of Wiesbaden's population is over 65, and we want to offer apartments for them, with all the amenities and support that people like to have in old age," says Muhr. Often, she said, it is too burdensome for older people to live in large houses and apartments as they age. Modern age-appropriate apartments are an interesting alternative for seniors, especially if they want to stay in their place.

The designs call for commercial uses on the ground- and 1st floor. The apartments are between 29 m² and 67 m² in size and offer generous views of the state capital. In addition to the total of 65 barrier-free senior apartments, THE FLAG Senior Living Wiesbaden also has an approximately 100 m² roof terrace. The building has 11 floors and will have a completely new facade, parts of which will also be greened. The gutting work by THE FLAG began in coordination with the previous owner already at the end of last year.

"A special feature is certainly that we are both investor and project developer and, in addition, will later keep the building in the portfolio and also operate it," explains Muhr. This means that the Group's previous experience can already be incorporated into the planning. Muhr: "We are committed to Wiesbaden in the long term and see high quality and sophisticated architecture as a long-term investment.” THE FLAG already operates at 7 present locations approximately 19 service-oriented apartment houses for different target groups.

In all new projects, THE FLAG tries to achieve sustainability at different levels. "With our project in Wiesbaden, we are converting offices into apartments. By using the existing building core, we keep the energy footprint low, but at the same time we can incorporate modern sophisticated technology," Muhr emphasizes. After all, seniors already expect modern and easy-to-use control technology in their apartments, as well as integrated WLAN and a comprehensive range of services and security features.

The building is scheduled to be ready for occupancy in the second half of 2024. THE FLAG expects to start leasing in mid-2024, and interested parties can already subscribe to the newsletter on the project at www.senior-wiesbaden.de.

Currently, the family-owned company is also realizing houses of the THE FLAG Senior Living concept in Germany in Dülmen, Linz am Rhein and in Lugano, Switzerland.
