Topping-out ceremony for  THE FLAG Senior Living Linz with a view of the Rhine

THE FLAG Senior Living is pleased to celebrate the topping out ceremony today for a new assisted living and senior living facility in Linz. The home will open in the fall of 2023 and provide services for the elderly. Linz is one of currently eight cities in which the family-owned company THE FLAG is currently developing projects in the Senior Living segment.

Visitors to the topping-out ceremony on Linzhausener Straße in Linz am Rhein could already feel the pre-Christmas spirit. Fittingly for St. Nicholas Day, those involved in the construction, the client and many prospective tenants celebrated the completion of the shell for the 75 apartments with coffee, stollen and Christmas cookies. With the traditional topping-out ceremony, construction manager Martin Bemelmann from Oevermann Hochbau wished everyone a good time in their new apartments.

In his speech, Dr. Rudolf Muhr, Managing Director of the developer THE FLAG, was pleased with the smooth construction process. "Safe, fast and on time - that's not a matter of course in these days of delivery bottlenecks and other challenges." Muhr emphasized that the speedy construction also kept traffic congestion in the city well within time limits.

"The city's original plans were for hotel beds. This could not be realized for several reasons, so we are pleased that a solution has finally been found that will offer active senior citizens a quality of life tailored to their needs directly on the banks of the Rhine," said Dr. Hans Georg Faust, mayor of the city of Linz am Rhein. "The proximity to the old town and the train station combines romantic experience with the demand for mobility. The aids offered in everyday life enable self-determined aging in a safe environment."

After the speeches, construction manager Martin Bemelmann of Oevermann Hochbau raised the topping-out ceremony:" Therefore, we wish for eternal times, the residents' feet shall glide over the lawn, and when walking along the promenade, not sink into the Rhine's deep shore."

In the experience of THE FLAG group of companies, older people know exactly what they are looking for in their new homes: Things like connection to like-minded people, a view, accessibility and short distances. In addition, it is very important for them to have a contact person on site and to be able to book additional services. Ultimately, most seniors want a new, self-determined home at a reasonable price outside the luxury segment.

In Linz, the new building is located on the banks of the Rhine. In just a few minutes, residents can be in the old town or at Linz train station, which is currently being equipped with barrier-free access. The 75 apartments with a total living space of around 3,500 square meters will all have a kitchenette and barrier-free bathrooms. The tenants will furnish their apartments individually with their own furniture. On offer will be 36 two-and-a-half-room apartments, 17 two-room apartments and 22 one-room apartments. Most of the apartments have a loggia or a balcony. The cheapest apartment will cost around €1,130 per month, including utilities and numerous services. Assisted living at THE FLAG

At the Linz location, residents can add additional services if they wish. These include food and beverage services, cleaning and laundry services, cosmetic treatments, and outpatient nursing and care. THE FLAG Linz am Rhein is particularly attractive because of its view of the Rhine - residents can enjoy it on the spacious roof terrace, for example. In addition, many services are already included in the monthly rent payment, such as a personal contact person on site, minor janitor services, support in coping with everyday life or help with administrative activities.


Further locations under development

THE FLAG takes over the planning and development of its projects and later operates the homes itself. In the Senior Living segment, THE FLAG is currently developing houses at eight different locations. Here, a total of over 500 residential units with a living space of around 27,000 m² are planned. Three of the eight planned projects are being developed at foreign locations.
